A one-agent practice in the hill suburbs

Every good move starts on a quiet Sunday morning

I am Rosalind Vey. I list a small number of homes at a time across Marlow Hill, Ferndale Edge and Copper Row, walk every buyer through them myself, and tell you plainly what your house is worth before you decide to sell.

This Sunday’s walk-throughs

Come as you are — no appointment needed for open hours.

  • 11:00 – 12:30 The Long Bungalow Marlow Hill
  • 13:00 – 14:00 Ferndale Terrace, No. 4 Ferndale Edge
  • 15:00 – 16:30 The Copper Row Loft Copper Row

How I help

Three ways in, one person doing the work

There is no team to be handed between. You meet me at the first walk-through, and I am the one answering when an offer arrives at nine on a Sunday night.

01

Selling a home

A listing plan built around the house itself: what to fix, what to leave, how to photograph it and which weekend to open the door.

  • Honest guide price, written down
  • Photography and floor plan arranged
  • Offers presented side by side

02

Buying a home

A short brief, then a short list. I would rather send you two homes worth a Sunday than twelve that waste one.

  • Private viewings outside open hours
  • Notes on what each street is actually like
  • Offer drafted and negotiated with you

03

Letting & valuations

For owners weighing a let against a sale, or anyone who simply wants a current figure before a bank, a family talk or a decision.

  • Walk-through valuation in one visit
  • Rental positioning and tenant brief
  • No obligation to list afterwards

On the books

Homes open for viewing now

A deliberately short list. Each of these is one I have walked, measured and photographed myself, and each is open this weekend.

Rosalind Vey — founder, Sunday Signal

The agent

I keep the list short so the work stays close

I started Sunday Signal because the part of this job I am good at — sitting in a kitchen and working out what a house is really worth to the right buyer — is the part that disappears when an agent carries thirty listings at once.

“A house sells properly when the person showing it can answer every question in the room.”
  • One agent, start to finishThe same person values, lists, shows and negotiates.
  • Guide prices in writingWith the reasoning behind the number, not just the number.
  • Every viewing hostedNo lockboxes, no stand-ins, no empty open houses.
  • A straight answer on timingIncluding when the honest advice is to wait a season.

How it works

From first walk-through to keys

Four steps, whether you are listing or looking. Nothing is signed before step two.

  1. Step one

    The walk-through

We spend an hour in the house. I look at the rooms, the light and the street, and ask what you want the next twelve months to look like.

  2. Step two

    The written plan

A short document: guide price and how I arrived at it, what to prepare, the viewing pattern I would recommend and my fee. You decide from there.

  3. Step three

    Open doors

Photography, floor plan and listing go out together. I host the Sunday hours myself and send you a note after every one of them.

  4. Step four

    Offers and handover

Offers are presented side by side with the conditions attached to each. Once one is accepted I stay on it until the keys change hands.

Questions

The things people ask first

What does a valuation cost?
Nothing, and it carries no obligation to list. I walk the house, ask about recent work, and follow up with a written guide price and the comparable homes I used to reach it.
How is your fee set?
A single percentage of the sale price, agreed in the written plan at step two and payable only on completion. There is no listing fee, no marketing surcharge and no withdrawal penalty.
How long until my home sells?
It depends on the house and the season, and I will give you my honest reading of both rather than a number designed to win the listing. Sometimes the right advice is to prepare now and open the door in spring.
Can I view outside the Sunday hours?
Yes. Private viewings run through the week, including early evenings. Send the enquiry form a line about which home and roughly when suits, and I will come back with a time.
